RealJoy Vacations in Panama City Beach, FL is seeking a hands-on Territory Lead to own operations across an assigned portfolio of vacation rental properties. You will lead a local team, uphold guest-ready standards, manage vendor relationships, and drive guest and owner satisfaction on the Emerald Coast.

This role requires strong leadership, accountability, and the ability to balance big-picture strategy with daily execution.

RealJoy Vacations is looking for an energetic, hands-on, and results-driven Territory Lead to take ownership of operations across an assigned portfolio of vacation rental properties in Panama City Beach, Florida.

Requirements

What You'll Do

As the operational leader for your territory, you'll take ownership of property performance, quality, team execution, and the overall guest and owner experience.

Lead Your Territory

• Own the overall operational performance and quality of your assigned vacation rental properties.
• Ensure homes are clean, maintained, stocked, inspected, and ready for every guest and owner arrival.
• Oversee turnover quality, inspections, property readiness, and recurring property issues.
• Coordinate property onboarding and offboarding while ensuring property-specific standards are consistently met.

Lead & Develop Your Team

• Coach, train, develop, and inspire your territory team.
• Set clear expectations around productivity, quality, communication, and accountability.
• Help recruit, hire, onboard, and manage team performance.
• Manage schedules, staffing needs, and on-call coverage.
• Celebrate great performance and address opportunities for improvement.
• Build a positive, accountable culture focused on operational excellence.
• Oversee maintenance requests and ensure issues are resolved quickly and effectively.
• Determine when work should be handled internally versus dispatched to outside vendors.
• Identify recurring maintenance concerns and work toward long-term solutions—not just quick fixes.
• Help ensure properties are prepared for seasonal demands and hurricane readiness.
• Build and manage relationships with cleaning, maintenance, laundry, linen, supply, and other operational vendors.
• Monitor quality, responsiveness, productivity, pricing, and service levels.
• Hold vendors accountable to RealJoy's expectations and recommend changes when needed.

Create Exceptional Owner & Guest Experiences

• Serve as the operational escalation point for complex guest and owner concerns.
• Partner closely with Owner Relations and Guest Services to resolve issues quickly.
• Ensure owner preferences, special requests, and property-specific requirements are properly documented and executed.
• Keep communication flowing across departments so everyone is working toward the same goal: exceptional stays and happy owners.

Own Inventory, Spending & Results

• Maintain appropriate inventory levels across your territory, including linens, consumables, maintenance supplies, and guest amenities.
• Monitor purchasing and establish strong inventory controls.
• Review expenses, invoices, and vendor charges for accuracy.
• Identify opportunities to reduce waste, improve efficiency, and support profitability.
• Monitor operational KPIs and take action when results aren't where they need to be.

Help Us Grow Smarter

• Create and improve SOPs, workflows, and operational processes.
• Find ways to streamline operations and make the territory more efficient.
• Help implement technology and scalable solutions that support sustainable growth.
• Identify opportunities to improve performance, profitability, and the overall operation.
