Job summary

JLL in Concord, CA, seeks a Stationary Engineer to operate, maintain, and repair building mechanical systems including boilers, chillers, HVAC and life-safety equipment. This is a union-based role; candidates must be part of the local union or willing to join.

Primary duties cover boilers, pumps, refrigerants, gas lines, water systems, and building automation. Schedule is 2:00 PM–10:00 PM, Monday–Friday, with union terms governing wages and benefits.

Qualifications

• High school diploma or equivalent required.
• 3–5 years of experience operating building mechanical systems.
• Knowledge of boiler operations, HVAC, and building automation.
• Ability to read and interpret blueprints, schematics and manuals.

Responsibilities

• Operate, maintain and repair boilers, heaters, pumps, valves and lines for steam and hot water.
• Maintain refrigerant systems, condensers, evaporators and related piping per regulations.
• Service pumps handling brines and other refrigerants; manage control valves and lines.
• Maintain air compressors, ducts, and air control devices including drying and filtering.
• Oversee natural and manufactured gas distribution lines and controls.
• Maintain water systems: filters, softeners, piping, tanks, and sprinkler networks.
• Operate electrical motors and engines powering pumps, compressors, generators, and fans.
• Inspect and service elevators, escalators and hoists per licensure where required.
• Perform electrical/control work and diagnostics, including motor drives (VFDs).
• Know and use tools and equipment necessary for the listed duties.
• Operate and repair fuel oil systems, pumps, lines and controls.
• Manage building automation systems for HVAC and lighting, including consoles and sensors.
• Maintain sanitary systems, pumps, traps, and plumbing fixtures; clear blockages as needed.
• Maintain waste and recycling equipment and related electrical/hydraulic systems.
• Service kitchen equipment (excluding tenant-owned).
• Support life-safety equipment testing and maintenance.
• Keep inventory of parts and materials; maintain orderly equipment rooms.
