Job summary

Sustainable Comfort, Inc. in Worcester, MA is seeking a Maintenance Manager to oversee field maintenance across a portfolio of properties in development, construction, lease-up, and ongoing operations.

You will lead a team of maintenance technicians and coordinate with property managers and owners, ensuring responsive, cost-conscious upkeep and proactive asset management. The role emphasizes collaboration, documentation, safety, and delivering on owners' goals while maintaining a positive tenant

Qualifications

• Bachelor’s degree in construction management, engineering, real estate, business, or related field.
• Field experience in building trades (labor, plumbing, electrical, HVAC, carpentry).
• Passion for real estate development, building operations, architecture, construction, or urban planning.
• Working proficiency with technology, including mobile devices, computers, mobile apps, and software.
• OSHA 10-Hour Card completed within 90 days of employment.
• Valid driver’s license in the Commonwealth of Massachusetts.

Responsibilities

• Interpret tenant requests by assessing urgency, reasonableness, and response needed.
• Address maintenance needs in a manner commensurate with severity; inform all parties of progress, delays, or changes.
• Document all maintenance operations; create and monitor defensible policies and procedures.
• Minimize expenses; oversee direct reports and subcontractors to stay within budget.
• Provide feedback on capital needs and asset plans; complete items as required.
• Monitor employee performance; take action to improve portfolio or asset performance.
• Complete annual performance reviews and communicate expectations.
• Assist in maintaining positive relationships with property owners and respond to their needs.
• Communicate effectively with property owners, tenants, neighbors, and stakeholders.
• Collaborate with team to address issues across maintenance, leasing, and other areas.
• Create a culture of accountability by documenting and sharing information across parties.
