Job description

Manage and coordinate all on-site activities of sub-contractors, vendors, and material deliveries on a given project to ensure the project progresses smoothly, safely, and on schedule. Coordinates efforts with the Project Manager during daily activities but ultimately reports to the Director of Field Operations.


Functions of the Position


  • Assure that all required permits or licenses have been obtained and that all required safety notices, dust control permits, and frequency water logs are posted as required.

  • Responsible for sub-contractors access to the project; the superintendent opens and locks the site each day or arranges for a reliable sub-contractor to do so.

  • Coordinate sub-contractors sequencing and activities on the project to maintain an adequate safe workplace for all subcontractors.

  • Close the project down on days of rain or when the site becomes excessively muddy to maintain compliance with the Maricopa County Environmental Services Department (MCESD).

  • Manage dust-generating activities at all times and take actions necessary to stay in compliance with MCESD by implementing dust control and track-out measures as required.

  • Monitor construction quality as it progresses and assure the work performed meets LGE and code enforcement standards.

  • Schedule city, county, and state inspections when required.

  • Work with the jurisdiction having authority to assure code compliance is met.

  • Assist the Project Manager in developing the project schedule and keep the overall project schedule updated if necessary.

  • Create a three-week look-ahead schedule on a weekly basis for all projects.

  • Provide a weekly project report identifying the progress of the project and how it compares to the master schedule.

  • Takes weekly photographs to document progress of the project and substantiate the activities and percentages shown on the weekly progress report.

  • Chair weekly project coordination meetings on site with subcontractors and issue confirmation paperwork to the office as a result.

  • Conduct weekly site safety meetings with subcontractor foremen.

  • Review and approve all as-built record drawing sets for the project upon completion.

  • Review the percentage of completion for subcontractor pay applications on a monthly basis.

  • When required, meet with the owner's lender or construction manager to review monthly pay requests for the project.

  • Review all time and material vouchers for incidental work as necessary.

  • Maintain good relations and communications with all involved in the project, including subcontractors, owners, and jurisdictions having authority.


Required Attributes


  • A strong, successful background in commercial construction in a trade position for no less than five years, followed by five years as a Commercial Construction Superintendent.

  • Must have basic computer skills and be able to create weekly reports using Microsoft Excel and Word.

  • Strong plan-reading skills and a good understanding of project cost analysis.

  • Strong understanding of sequencing work to accomplish the greatest amount of work in the least amount of time.

  • Must currently have, or shortly after hire be capable of obtaining MCESD comprehensive dust control compliance certification.

  • Work well with others with leadership abilities as required to guide field personnel.

  • Takes pride in accomplishing personal and company goals and is a team player representing LGE Design Build in a manner that helps promote LGE as a leader in the industry.


Reporting

Superintendent coordinates with the Project Manager on a daily basis. Ultimately reports to the Director of Field Operations, who reviews performance.


Evaluation

An annual review by the Director of Field Operations, peers, and related company staff will be used as part of the evaluation. The functions of the position form the basis of the evaluation, with delivery of projects on time, issues with plans, and interaction with the team and company as key considerations. Evidence of how you demonstrate company values and each person's individual goals will be discussed, and how the firm and the job tasks throughout the year can assist in those goals.
