Job summary

11Residential is seeking a Property Manager for Gateway Apartments in Chico, CA. You will oversee day-to-day operations, leasing, marketing, financials, staff supervision, and community engagement to drive occupancy and resident satisfaction.

The role requires 3+ years in multifamily management, Yardi Voyager proficiency, and in-person work on site. Candidate with student housing experience and bilingual English/Spanish is a plus. Competitive hourly pay with bonuses.

Qualifications

• 3+ years of experience in managing multifamily properties.
• Experience in managing and leasing student housing is preferred.
• Proficiency in Yardi Voyager; experience with CRM IQ, RentCafe and HappyCo preferred.
• Proficient in Microsoft Office Suite including Word, Outlook, Excel and Teams.
• Bilingual English and Spanish is a plus.
• Strong knowledge of Fair Housing and related laws.
• High school diploma or equivalent is required.

Responsibilities

• Supervise maintenance and leasing staff, delegate tasks, train, and ensure timely completion.
• Review lease applications for compliance with policies and standards.
• Maintain high occupancy with tenant retention and targeted leasing/marketing.
• Monitor market conditions to optimize property performance.
• Increase revenue while controlling expenses and delinquency.
• Provide exceptional resident service and address issues promptly.
• Oversee maintenance operations and service requests to quality standards.
• Negotiate contracts and manage vendor relationships.
• Coordinate resident activities and monthly communications.
• Prepare financial and marketing reports for stakeholders.
• Manage property budget and purchasing protocols.
• Utilize property mgmt systems to ensure accuracy and compliance.
• Conduct regular property inspections and address needs.
• Collaborate with leadership on recruitment, performance, and relations.
