Job summary

11Residential is seeking a Property Manager to oversee day-to-day operations at Gateway Apartments in Chico, CA. You will drive leasing, marketing, budgeting, and resident relations across a 40-unit, 158-bed student housing community. In-person work is required, with a focus on service excellence and community growth.

You will manage staff, coordinate vendor relationships, and produce financial and marketing reports while leading efforts to maintain high occupancy and resident satisfaction.

Qualifications

• 3+ years of experience managing multifamily properties.
• Experience in managing and leasing student housing preferred.
• Proficient with Yardi Voyager and other PM software including CRM IQ, RentCafe, and HappyCo.
• Proficient in Microsoft Office Suite.
• Bilingual in English and Spanish a plus.
• Valid driver’s license with reliable transportation.

Responsibilities

• Supervise maintenance and leasing staff, delegate tasks, provide training and coaching, and ensure timely completion of work.
• Review and approve lease applications, ensuring compliance with company policies and standards.
• Maintain high property occupancy rates through effective resident retention strategies.
• Stay informed about market conditions and competition to optimize property performance.
