Job summary

Wendover Management is seeking an energetic Community Manager for an on-site role at Arive850, a 140-bed student housing community in Tallahassee, FL. You will lead leasing and maintenance teams, drive occupancy, manage budgets, and ensure exceptional resident experiences—while maintaining compliance and safety standards.

The role requires strong communication, leadership, and customer-service mindset, along with experience in affordable housing operations.

Qualifications

• Bachelor's degree preferred.
• Property Management course (CAM) a plus.
• Deep understanding of affordable housing compliance and operations.
• Experience managing budgets, teams, and resident concerns in real-time.
• Proficiency in Microsoft Office, property management software, and social media.
• Strong communication, time management, and problem-solving skills.
• Natural relationship-builder with diverse residents and teammates.

Responsibilities

• Act as site-level CEO—overseeing property performance, leading your team, and ensuring a high-quality living experience for residents.
• Lead leasing and maintenance teams to achieve site goals and maintain accountability through regular reviews.
• Develop annual budgets, monitor daily financials, and control operating expenses.
• Oversee maintenance schedules, vendor coordination, and timely service requests.
• Manage contracts and vendor performance within budget; maintain inventory for maintenance supplies.
• Deliver outstanding resident service and foster a sense of community through events and communication.
• Ensure compliance with policies and LIHTC regulations; maintain audit-ready resident files.
• Execute local marketing strategies to drive occupancy and revenue goals.
