Wendover Management, LLC is seeking a Community Manager for a 140‑bed student housing community in Tallahassee, FL. You will lead leasing, maintenance, and resident services, prioritizing an outstanding living experience and strong community culture.

You will manage budgets, coordinate vendors, and ensure compliance with affordable housing regulations while driving occupancy and resident satisfaction. This is a full‑time on‑site role with growth opportunities.

Qualifications

• Bachelor’s degree preferred.
• Property Management course (CAM) a plus.
• Deep understanding of affordable housing compliance and operations.
• Experience managing budgets, teams, and resident concerns in real‑time.
• Proficiency in Microsoft Office, property management software, and social media.
• Strong communication, time management, and problem‑solving skills.
• Relationship‑builder with diverse residents and teammates.
• Highly organized and adaptable in a fast‑paced setting.

Responsibilities

• Oversee site operations and lead leasing and maintenance teams.
• Set and monitor budgets; manage daily financials and vs targets.
• Track occupancy, revenue, and operating performance.
• Coordinate maintenance schedules and vendor relationships.
• Ensure safety, curb appeal, and asset preservation.
• Deliver exceptional resident service and timely responses.
• Drive local marketing to boost occupancy and traffic.
• Ensure compliance with LIHTC and company policies.
