Job summary

BrightView Landscapes, LLC seeks a Real Estate Specialist II to drive day-to-day real estate activities for a 360+ property portfolio in alignment with company goals.

Reporting to the Senior Director of Real Estate, you will manage lease analysis, negotiations, and timely lease extensions while coordinating with landlords, tenants, and internal teams. This in-person role requires 5 days onsite in Blue Bell, PA.

Qualifications

• Minimum 2–4 years in corporate real estate or property management
• Experience supporting multiple groups or departments
• Proficient with MS Office (Word, Excel, Outlook, PowerPoint)
• Strong attention to detail and organizational skills
• Excellent written and verbal communication

Responsibilities

• Manage lease analysis and negotiation of business terms for commercial real estate transactions
• Draft and send communications to landlords and property managers
• Draft lease agreements and amendments for review
• Prepare contracts for execution and request Certificates of Insurance
• Maintain property files and monitor projects to secure lease extensions
• Coordinate with Accounts Payable on monthly lease payments and additional payments
• Resolve payment discrepancies with landlords and property managers
• Manage lease administration database for the real estate portfolio
• Prepare and manage monthly real estate reports on active leased/owned properties
• Coordinate final walk-throughs with landlords and branch representatives
• Resolve property repair issues with landlords under legal guidance
• Review zoning codes and processing zoning/occupancy applications
• Manage broker, landlord, and subtenant relationships
• Interact with brokers, contractors, legal counsel, risk management, environmental consultants, surveyors
• Identify and resolve issues while providing excellent customer service
• Escalate as needed to ensure timely project completion
