Amazon.com Services LLC, NA Ops Real Estate, seeks a Senior Development Manager to lead end-to-end industrial development across North America, driving site sourcing, entitlements, design, and construction delivery aligned with strategic goals.

The role requires coordinating cross-functional teams, managing budgets, and negotiating complex agreements while traveling up to 30% to oversee projects and stakeholder relations.

Qualificações

• Bachelor's degree in Business, Management, Real Estate, or related field.
• 8+ years of commercial real estate experience including transactions, development, or investment with end-to-end project lifecycle management.
• 5+ years of experience leading cross-functional teams and coordinating with internal and external stakeholders in complex development environments.
• 5+ years of experience in industrial or commercial real estate development, investment, or strategic asset management.
• 3+ years of experience with financial analysis, budget management, or investment evaluation.
• Experience with sourcing greenfield, brownfield, or speculative sites, owning entitlements, zoning, and permitting processes for industrial facilities.
• Experience managing 6+ mid- to large-scale projects from end to end (>$5M+,>$10M+).

Responsabilidades

• Lead proactive site sourcing and strategic development opportunities years ahead of identified capacity needs.
• Drive end-to-end project lifecycle ownership from site evaluation and acquisition through entitlements, design, construction, and handover.
• Conduct comprehensive due diligence on prospective sites for zoning, entitlements, and infrastructure alignment.
• Develop and execute financial stewardship strategies including feasibility analyses and budget management.
• Negotiate complex leases, purchase agreements, development agreements and related instruments.
• Build and maintain partnerships with internal teams and external stakeholders.
• Navigate entitlements and permitting processes with government officials and regulators.
• Lead data-informed decisions considering portfolio-wide impacts and network optimization.
