Job summary

Amazon is seeking a Senior Development Manager for NA Ops Real Estate to lead strategic development and end-to-end delivery of industrial facilities across North America. You will own site control, entitlements, design, and construction, working with multiple internal teams and external partners.

The role emphasizes identifying capacity ahead of demand, optimizing the network, and delivering flexible, cost-effective facilities that meet Amazon's operational needs. Travel up to 30% is required.

Qualifications

• Bachelor's degree in Business, Management, Real Estate, or another related field.
• 8+ years of commercial real estate experience including transactions, development, or investment with end-to-end project lifecycle management.
• 5+ years leading cross-functional teams and coordinating with internal and external stakeholders in complex development environments.
• 5+ years in industrial or commercial real estate development, investment, or asset management.
• 3+ years in financial analysis, budget management, or investment evaluation.
• Experience with sourcing greenfield, brownfield, or speculative sites, entitlements, zoning, and permitting for industrial facilities.
• Experience managing 6+ mid- to large-scale projects ($5M+ to $10M+).

Responsibilities

• Lead proactive site sourcing and strategic development years ahead of capacity needs.
• Own end-to-end project lifecycle from site evaluation to handover for large developments.
• Perform due diligence on sites for zoning, entitlements, and infrastructure.
• Develop financial strategies including feasibility analyses and risk mitigation.
• Negotiate leases, purchase and development agreements with various parties.
• Build partnerships with internal teams and external stakeholders.
• Navigate entitlements and permitting with government officials.
• Lead data-informed portfolio decisions across MSAs.
• Drive innovation in facility design and operational alignment.
• Create processes and metrics for predictable, efficient delivery.
• Manage site control options to preserve flexibility.
• Travel up to 30% of the time across North America.
