Job summary

Amazon is seeking a Senior Development Manager to join the NA Ops Real Estate Team. You will lead acquisitions and development of industrial facilities to support the NACF network, spanning sourcing, financial analysis, deal structuring, and negotiations through to close.

You will partner with operations, design, construction, finance, and legal teams to optimize portfolio growth, navigate entitlements, and drive data-driven decisions across North America.

Qualifications

• Bachelor's degree in Business, Management, Real Estate, or related field.
• 6+ years of commercial transactions experience.
• 5+ years of managing stakeholders in cross-functional projects.
• Experience in commercial real estate or lease administration for industrial facilities.
• Experience with sourcing greenfield, brownfield, or speculative sites, owning entitlements, zoning, and permitting processes.
• Experience managing 6+ mid- to large-scale projects ($5M+ to >$10M).

Responsibilities

• Lead end-to-end site acquisitions for NACF network across North America.
• Conduct due diligence on zoning, entitlements, environmental and infrastructure.
• Develop a robust pipeline of strategic real estate opportunities years ahead.
• Build and evaluate financial models to support investment decisions.
• Negotiate complex leases, purchase agreements, and development instruments.
• Establish partnerships with developers, investors, brokers and municipalities.
• Collaborate with cross-functional teams to ensure seamless project delivery.
• Navigate entitlements and permitting with government authorities.
• Drive data-informed decisions considering portfolio impacts and MSAs.
• Create processes and metrics to improve transaction efficiency.
• Manage site-control options and development agreements for flexibility.
• Travel up to 30% to evaluate sites and maintain relationships.
