Core States Group is seeking a skilled Project Planner (Land Development) to join our team. The role focuses on guiding land development projects from concept through entitlement, with client liaison and coordination across disciplines.

You will conduct due diligence, prepare site plans, and manage permits, while collaborating with civil, architectural, and environmental teams in a hybrid work setting out of any office. Strong communication and planning skills are essential.

Qualifications

• 4+ years in land development with retail clients.
• Degree or technical certification in land use planning or related field.
• Experience with due diligence, site planning, and permits.
• Experience coordinating civil, architectural, landscape, surveying, traffic, and environmental teams.
• Strong communication, writing, and public speaking skills.
• Ability to identify practical AI tool uses to improve processes.

Responsibilities

• Act as primary liaison with clients and agencies through clear communication.
• Conduct due diligence investigations and refine site plans.
• Prepare land use applications and review staff reports.
• Coordinate acquisition of documents and studies.
• Coordinate processing and approval of construction permits.
• Track deliverables using standard forms and procedures.
• Prepare and administer contracts as necessary.
