Core States Group seeks a skilled Project Planner (Land Development) to lead client-facing engagements, manage due diligence, and coordinate site plans for private land development projects. The role bridges civil, architectural, landscape, and traffic teams to deliver successful entitlements and permits.

You will collaborate with clients, agencies, and internal teams to prepare submittals, analyze staff reports, and testify at hearings while maintaining schedules and quality across multiple

Qualifications

• 4+ years of land development experience with retail clients.
• College degree or technical certification in land use planning or related field.
• Experience with due diligence, site planning, and entitlements.
• Collaborates with civil, architectural, landscape, and traffic teams.
• Strong prioritization and deadline management in fast-paced settings.
• Excellent client communication and public speaking.
• Ability to identify practical uses for AI tools to improve team processes.
• Ability to review AI-generated content for accuracy and confidentiality.

Responsibilities

• Act as primary liaison with clients and agencies.
• Conduct due diligence investigations and prepare site plans.
• Prepare and process land use applications and submittals.
• Coordinate acquisition of surveys, traffic, and environmental studies.
• Coordinate processing and approval of construction permit applications.
• Track deliverables and administer contracts as needed.
