Job summary

Highmark Residential, LLC seeks a Strategic Initiatives Project Manager to lead cross-functional programs across property operations and corporate functions. You will own intake, planning, execution, adoption, and closeout, ensuring on-time delivery with measurable financial and operational impact.

The role requires strong leadership, budgeting, and communication skills; experience with multifamily operations and PM tools is preferred.

Qualifications

• Bachelor's degree in business, real estate, or related field, or equivalent experience.
• Five+ years in multifamily property operations or related real estate; 3+ years leading cross-functional projects.
• Proven experience managing projects from intake to closeout.
• Solid knowledge of multifamily property operations and impact of corporate projects.
• Experience building charters, workplans, budgets, risks, and implementation plans.
• Ability to manage multiple initiatives with competing priorities and deadlines.
• Strong financial and analytical skills with ability to develop business cases.
• Excellent written and verbal communication; able to interact with onsite and executive leaders.
• PM certification preferred but not required.

Responsibilities

• Manage the intake and prioritization of strategic initiatives, clarifying business problems, objectives, scope, impact, sponsor, and stakeholders.
• Build and maintain project charters, workplans, milestones, budgets, risks, issues, dependencies, and success measures.
• Lead cross-functional initiatives involving technology and vendor implementations, process and policy changes.
• Establish roles, deadlines, and reporting expectations; hold owners accountable.
• Facilitate project kickoffs, working sessions, status meetings, and leadership reviews.
• Maintain a complete portfolio view of all initiatives, including status, milestones, ownership, risks, and interdependencies.
• Prepare concise project and portfolio reporting for leadership.
• Coordinate internal teams, vendors, and partners to ensure correct sequencing of activities.
• Manage pilots and phased rollouts with readiness reviews and adoption monitoring.
• Track schedules, scope, costs, resources, and outcomes; address variances.
• Partner with business owners to prepare onsite and corporate teams for change.
• Close projects by confirming deliverables, documenting decisions, and transitioning ownership.
• Conduct post-implementation reviews to confirm adoption and results.
