Job summary

SUHRCO Residential Properties in Kirkland, WA seeks an Association Manager to oversee day-to-day operations of multiple HOAs and condo communities, focusing on governance, budgeting, vendor management and strong homeowner relations.

You will manage records, invoices, insurance renewals, board communications, bids, and maintenance coordination, while ensuring compliance with governing documents and timely financial reports to the Board.

Qualifications

• Previous experience in Association Management.
• Strong knowledge of management principles and financial management.
• Excellent communication and customer service skills.
• Proficiency in MS Office, especially Excel.
• CMCA certification encouraged.

Responsibilities

• Administrative management: budgets, invoices, meetings, and filing; maintain records.
• Ensure association insurance is renewed timely and deductibles monitored.
• Ensure compliance with governing documents and provide guidance to homeowners.
• Update PIS and filing; keep documents accessible in filing system.
• Develop and manage budgets using SUHRCO templates; board review before finalizing.
• Oversee AP/AR, review invoices for proper coding against budget.
• Coordinate reserve transfers with board approvals and accounting.
• Deliver regular financial reports to the Board; assist with reimbursements and deposits.
• Review resale certificates on HomeWisedocs.com; ensure documents uploaded after approval.
• Onsite staff: review time cards in ADP and approve PTO requests.
• On-call for after-hours emergencies and coordinate maintenance and bids.
• Coordinate maintenance, repairs, and reserve projects; obtain bids and approvals.
• Ensure property is insured and address safety concerns promptly.
• Plan for quarterly site visits with the Board; communicate findings effectively.
