Morningstar Properties is seeking a Property Manager for Morningstar Storage in Tampa, FL. You will lead on-site operations, drive occupancy and revenue, and ensure a welcoming environment for customers from first contact to move-in. The role requires leadership, strong customer service, and the ability to analyze market trends.

You’ll manage a small team, coordinate marketing efforts, control expenses, and maintain high standards of safety and appearance across the property.

Qualifications

• High school diploma or GED required; bachelor’s degree preferred.
• Sales and customer service experience in property management or related sectors.
• Strong leadership and decision-making with a business mindset.
• Ability to review occupancy, pricing, and revenue performance.
• Proficiency with computer systems and multiple software platforms.

Responsibilities

• Drive occupancy, revenue, and financial performance through pricing, sales, and local marketing.
• Deliver excellent customer service and build lasting customer relationships.
• Analyze market trends and occupancy data to adjust rental rates and promotions.
• Lead sales conversations and convert inquiries to rentals from first contact to move-in.
• Recruit, train, coach, and lead a small team with focus on performance and development.
• Collaborate across the team to foster a supportive culture and partnerships.
• Manage expenses, including labor, and oversee vendor relationships and repairs.
• Execute marketing initiatives, promotions, and local partnerships.
• Maintain safety, cleanliness, and curb appeal to reflect company standards.
• Identify operational improvements to boost efficiency and customer satisfaction.
