Morningstar Properties is seeking an experienced Property Manager for our Morningstar Storage properties in Terrell, NC. You will drive occupancy, revenue, and overall financial performance while leading a small team and maintaining a welcoming, well-managed property for customers.

The role emphasizes customer service, competition analysis, and effective operations. Strong leadership and driving results are essential, with some travel for training as needed.

Qualifications

• High school diploma or GED required.
• Bachelor’s degree preferred.
• Valid driver’s license in NC for occasional driving tasks.
• Sales and customer service experience required in property management, retail, hospitality, or service-based environments.

Responsibilities

• Drive occupancy, revenue, and financial performance through pricing, sales, expenses, and local marketing.
• Deliver excellent customer service and build lasting relationships.
• Analyze market trends, rates, and occupancy to adjust pricing and promotions.
• Lead sales conversations, convert inquiries into rentals, ensure a strong move-in experience.
• Recruit, train, and lead a team of about 2 employees with a focus on performance and development.
• Oversee vendor relationships and ensure services meet company standards.
• Identify and implement operational improvements to boost efficiency and customer satisfaction.

The Property Manager is the on-site business leader, responsible for driving sales, managing daily operations, developing team members, and delivering strong financial results—while creating a welcoming, professional, and well-maintained environment for customers.

WhatYou’llDo:

• Drive occupancy, revenue, and overall financial performance through effective pricing, sales execution, expense management, and local marketing efforts.
• Deliver excellent customer service and build strong, lasting customer relationships.
• Analyze market trends, competitive rates, and occupancy data to support rental rate adjustments and promotional strategies.
• Lead sales conversations, convert inquiries into rentals, and ensure a high-quality customer experience from first contact to move-in.
• Recruit, train, coach, and lead a team of approximately 2 employees with a focus on performance, accountability, and development.
• Lead by example with collaboration and communication across the team, fostering culture of support and partnership.
• Manage all expenses tobudgetincluding labor.
• Execute marketing initiatives including promotions, community outreach, and local partnerships to increase visibility and referrals.
• Maintain Morningstar standards for safety, cleanliness, and curb appeal, serving as the ultimate owner of overall property appearance, vendor performance, and day-to-day site conditions — a core responsibility of the role.
• Oversee vendor relationships and ensure all services, repairs, and maintenance meet company standards.
• Proactivelyidentifyand implement operational improvements that enhance efficiency, consistency, and customer satisfaction.
• Remain current with industry and competitor trends to meet evolving customer needs and profitability.
• Take the lead on special projects or initiatives.
• Follow policies and procedures and use tools (technology platform, daily checklists, lead-to-lease, delinquency management, etc.) with accuracy and attention to detail.
• Other related duties as assigned.

Qualifications

• High school diploma or GEDrequired.
• Bachelor’s degree preferred
• Valid driver’s license in the state of employmentrequiredfor occasional work-related tasks requiring driving.
• Sales and customer service experiencerequired,forexamplein property management, retail, hospitality,restaurantor a service-based environment.
• Strong leadership and decision-making skills with a business-minded approach.
• Comfort reviewing and interpreting performance metrics related to occupancy, pricing, and revenue.
• Ability to lead independently while collaborating effectively with district and corporate partners.
• Proficiencyin computer skillsrequired, including Microsoft Office Suite, email, and the ability to navigate multiple systems throughout the workday.
• Willingness to work some weekends and travel (by plane) for training as needed.

Physical Requirements

• Ability tofrequently stand, walk, sit, and move freely throughout the property.
• Ability to climb up a ladder and stoop, kneel, crouch, or crawl.
