Job summary

RichSmith Management is seeking an Apartment Service Technician at The Cottages at Conway in Conway, AR. You will maintain the property's appearance and function, respond to service requests, perform preventive maintenance, and support make-ready for new move-ins.

The role requires hands-on maintenance experience, basic repair skills, and a customer-first attitude. Some pool maintenance experience and HVAC/EPA certification are preferred. On-call rotation may be required.

Qualifications

• At least 2 years of hands-on experience in apartment maintenance or a similar role.
• Strong knowledge of basic repairs including plumbing, electrical, carpentry, and appliance work.
• HVAC or EPA Certification is preferred.
• Experience with pool maintenance is preferred.

Responsibilities

• Respond to service requests promptly.
• Perform daily preventive maintenance on the property.
• Maintain pool operations where applicable.

What You'll Do

As a Service Technician, you will report to the Community Manager and be responsible for maintaining the overall appearance and functionality of the property. Responsibilities include, but are not limited to:

• Responding promptly to all service requests
• Performing daily preventive maintenance
• Maintaining pool operations (if applicable)
• Assisting with landscaping and grounds care
• Supporting make-ready efforts for new move-ins
• Ensuring resident satisfaction through quality work and communication

What We're Looking For

• HVAC or EPA Certification (Preferred)
• Experience with pool maintenance (Preferred)
• At least 2 years of hands-on experience in apartment maintenance or a similar role
• Strong knowledge of basic repairs, including plumbing, electrical, carpentry, and appliance work
• A customer-first attitude with great communication skills
• Willingness to be part of an on-call rotation

Physical Requirements

• Ability to lift up to 75 lbs
• Comfortable with bending, stooping, crawling, and working in tight spaces
• Ability to work overhead for extended periods
• Must be able to walk the property and climb stairs frequently
