Job summary

Rich Smith Management is seeking an Apartment Maintenance Service Technician for Valley Estates of Clarksville, AR (96-unit community). You will perform daily maintenance, respond to service requests, and coordinate upkeep to keep the property safe and welcoming.

Ideal candidates have HVAC/EPA certification and at least one year of multi-family maintenance experience, with good communication and a customer-focused approach.

Qualifications

• HVAC certification or EPA preferred.
• Pool maintenance experience preferred.
• At least 1 year of multi-family property maintenance experience.
• General knowledge of electrical, plumbing, HVAC, carpentry, and appliance repairs.
• Strong communication and excellent customer service.
• On-call rotation availability.

What You'll Be Responsible For:

As a Service Technician, you'll report to the Community Manager and handle daily maintenance duties including:

• Responding promptly to service requests

• Performing preventive maintenance tasks

• Overseeing pool care, landscaping, and grounds upkeep

• Preparing apartments for new move-ins (turnkey/make-ready work)

• Maintaining tools, supplies, and work areas in a clean and organized manner

• Delivering exceptional service to residents with a positive, professional attitude

What We're Looking For:

• HVAC or EPA certification (preferred)

• Pool maintenance experience (preferred)

• At least 1 year of multi-family property maintenance experience

• General knowledge in electrical, plumbing, HVAC, carpentry, and appliance repairs

• Strong communication skills and commitment to excellent customer service

• Ability to participate in on-call rotation for emergency maintenance

Physical Requirements:

• Must be able to lift up to 75 lbs

• Must be able to bend, stoop, twist, and work in confined spaces

• Comfortable with climbing stairs and reaching overhead for extended periods

• Able to work both indoors and outdoors in varying weather conditions
