Job summary

RichSmith Management is seeking an experienced Apartment Maintenance Service Technician for our Texarkana, AR community. The role covers a range of maintenance tasks across apartments, buildings, grounds, and common areas, including HVAC, electrical, plumbing, carpentry, and irrigation.

Qualifications

• HVAC or EPA certification preferred.
• Pool operation and maintenance experience preferred.
• Minimum 3 years' maintenance experience in a multifamily or similar setting.
• Strong knowledge of appliance repair, HVAC, electrical, plumbing, carpentry, and irrigation.
• Willingness to work as part of an on-call rotation for 24-hour maintenance needs.

Responsibilities

• Perform daily maintenance and repairs across apartments, buildings, grounds, irrigation systems, and common areas.
• Complete service requests within one business day, when possible.
• Oversee turnkey work in vacant units, including debris removal, repairs, painting, lock rotation, and inspections.
• Coordinate with vendors for carpet, floor, and housekeeping needs.
• Keep the maintenance shop neat, organized, inventoried, and fully stocked.
• Participate in a 24-hour on-call rotation for emergency maintenance requests.
• Provide technical support for mechanical, electrical, HVAC, plumbing, carpentry, appliance, and irrigation systems.
• Ensure compliance with Fair Housing regulations and company policies.
• Conduct scheduled preventive maintenance on buildings, HVAC, equipment, leasing offices, and laundry facilities.
• Maintain and repair swimming pool equipment, including seasonal opening and closing.
• Perform interior and exterior painting, including parking lot striping, curbs, handrails, and other surfaces.
