Job summary

The Cottages at Conway, managed by RichSmith Management, is hiring an Apartment Service Technician in Conway, AR. You will maintain the property's appearance and functionality, respond to service requests, and support make-ready efforts for new move-ins while coordinating with the Community Manager.

Ideal candidates bring 2+ years of hands-on apartment maintenance experience, familiar with plumbing, electrical, carpentry, and appliances, plus a customer-first attitude and strong communication

Qualifications

• 2+ years hands-on experience in apartment maintenance or a similar role.
• HVAC or EPA Certification preferred.
• Experience with pool maintenance preferred.
• Strong communication and customer-focused attitude.
• Willingness to be part of an on-call rotation.

Responsibilities

• Respond to service requests in a timely manner.
• Perform daily preventative maintenance across the property.
• Assist with pool operations and maintenance if applicable.
• Support landscaping and grounds care as needed.
• Aid in make-ready efforts for new move-ins.
• Ensure resident satisfaction through quality work and clear communication.

What You'll Do:

As a Service Technician, you will report to the Community Manager and be responsible for maintaining the overall appearance and functionality of the property. Responsibilities include, but are not limited to:

• Responding promptly to all service requests
• Performing daily preventive maintenance
• Maintaining pool operations (if applicable)
• Assisting with landscaping and grounds care
• Supporting make-ready efforts for new move-ins
• Ensuring resident satisfaction through quality work and communication

What We're Looking For:

• HVAC or EPA Certification (Preferred)
• Experience with pool maintenance (Preferred)
• At least 2 years of hands-on experience in apartment maintenance or a similar role
• Strong knowledge of basic repairs, including plumbing, electrical, carpentry, and appliance work
• A customer-first attitude with great communication skills
• Willingness to be part of an on-call rotation

Physical Requirements:

• Ability to lift up to 75 lbs
• Comfortable with bending, stooping, crawling, and working in tight spaces
• Ability to work overhead for extended periods
• Must be able to walk the property and climb stairs frequently
