Job summary

Westdale Asset Management in Gainesville seeks a lead maintenance to serve as Service Supervisor for our 288-unit apartment community. You will oversee maintenance operations, diagnose and repair issues in vacant and occupied units, and ensure work stays within the planned budget while delivering timely, professional service to residents.

The ideal candidate has 3+ years on-site property maintenance, a Florida driver's license, EPA Level II or Universal refrigerant certification, and CPO

Qualifications

• At least three years of on-site property maintenance experience.
• Prior maintenance supervisor experience at an apartment community is a plus.
• Must have Level II or Universal EPA Refrigerant Certification and CPO Certification.
• Bilingual (English/Spanish) a plus.
• CAMT certification a plus.

Responsibilities

• Accountability for all maintenance operations on the property within the planned maintenance budget.
• Diagnosing and repairing basic and complex maintenance issues for vacant and occupied units.
• Maintaining all service and safety records in compliance with federal, state, and local laws.
• Performs any additional duties assigned by Community Manager or Regional Director.

Rate: $28.00 - $33.00 per hour (Hourly non-exempt position)
***Monthly renewal AND quarterly performance bonuses are paid in addition to base pay.***

We are seeking a lead maintenance for our 288-unit apartment community located in Gainesville! As Service Supervisor, you will be responsible for maintenance operations on the property. Our ideal candidate has the necessary skills to complete maintenance and repairs for vacant and occupied units while working within the planned maintenance budget. Resident satisfaction is the key to our success, so our new Service Supervisor will be committed to handling maintenance requests timely and professionally. If you have successful experience in apartment maintenance with demonstrated skills in leadership, maintenance, and customer service, this is a great opportunity!

Requirements

• At least three years of experience in on-site property maintenance.
• Prior maintenance supervisor experience at an apartment community is a plus.
• Must have Level II or Universal EPA Refrigerant Certification & Certified Pool Operator (CPO) Certification.
• Ability to follow written and verbal instructions.
• Must be able to work both independently and with a team in a fast-paced, customer service-oriented environment.
• Weekends as circumstances warrant; on-call every 3 weeks for emergencies.
• Certified Apartment Maintenance Technician (CAMT) a plus.
• Bilingual (English/Spanish) a plus.

Work Days: Monday - Friday
Work Hours: 8:00 am - 5:00 pm; Weekends as circumstances warrant; on-call every 3 weeks for emergencies.
Required License or Certification: Valid FL Driver's License; Must have Level II or Universal EPA Refrigerant Certification & Certified Pool Operator (CPO) Certification.
