Turtle Dove is a 120-unit community managed as two phases with one Manager and two Maintenance Team Members.

General Summary of Responsibilities:

  • Support and assist all aspects of community operations, reporting to and acting under the Community Manager's guidance.

Knowledge, Experience, and Skills:

  • Bilingual proficiency
  • Ability to follow precise oral and written instructions

  • Self-motivated with effective time management and goal achievement
  • Problem-solving skills for handling unexpected issues and adapting to changing priorities

  • Physical ability to lift up to 50 lbs., including handling chemicals

  • Availability for emergency calls during nights and weekends

  • High school diploma or equivalent; business foundation preferred
  • HVAC/R certification encouraged

Responsibilities:

  1. Residential Standards:
  • Perform general maintenance duties and be available for on-call duties
  • Complete service requests independently and timely, adhering to standards
  • Oversee property maintenance, focusing on satisfaction and occupancy
  • Engage in preventive maintenance and manage mechanical systems
  • Maintain grounds and common areas
  • Perform additional duties as assigned
  • Follow safety protocols
  • Provide friendly, courteous service to ensure a 5-star resident experience
  1. Community Inspections and Quality Assurance:
  • Conduct new construction walkthroughs
  • Coordinate monthly with landscapers for curb appeal
  • Perform quarterly trash chute inspections
  • Participate in annual walkthroughs with construction and management teams
  • Prepare for HUD inspections
  1. Financial Performance:
  • Assist in bidding for new contracts
  • Complete annual capital expense projects
  • Maintain relationships with vendors and contractors
  • Implement cost-reduction strategies

Supervisor: Community Manager

Hours: Typically based on community needs; may include weekends and after-hours emergency services. Full-time: 40 hours/week, 5 days a week.

Physical Demands: Medium exertion (up to 50 lbs.), climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, talking, hearing. Visual acuity required for tool operation. Weather conditions may vary.

Drug Screens: Pre-employment, post-injury, reasonable suspicion, and random testing.
