Emerge Living, a trusted multi-family Property Management firm, seeks a Service Manager in Houston to oversee maintenance operations across our communities. You will lead a hands-on team, coordinate repairs, and ensure high standards of service and safety.

The role emphasizes resident relations, vendor coordination, and preventive maintenance, with growth opportunities and strong team development within a fast-paced environment.

Qualifications

• 3-5 years in apartment maintenance with supervisory responsibilities.
• EPA Certification Type I and II.
• Knowledge of plumbing, electrical, HVAC, and building systems.
• Valid Driver’s License.

Responsibilities

• Leading and coordinating the maintenance team to address property and apartment repairs.
• Responding promptly and courteously to service requests.
• Maintaining move-in-ready apartments to meet leasing demand.
• Assisting with hiring, training, and developing maintenance staff.
• Overseeing preventative maintenance programs to minimize emergency repairs.
• Managing the maintenance department with energy and professionalism.
• Address resident service requests and perform routine property maintenance.
• Oversee the make-ready process for vacant units, including inspections and vendor coordination.
• Maintain cleanliness and aesthetic standards across community grounds and common areas.
• Inspect work performed by team members and vendors for quality and compliance.
• Manage inventory of maintenance supplies and tools within budget.
• Conduct and document monthly preventative maintenance tasks.
• Lead safety initiatives with OSHA compliance.
