Job summary

Emerge Living is seeking an experienced Service Manager to lead the maintenance team across our Texas communities. You will oversee repairs, preventive maintenance, and vendor coordination while maintaining high service standards.

You will mentor staff, manage the make-ready process for vacant units, and ensure safety compliance under OSHA guidelines. A hands-on leader with strong organizational and customer-service skills is essential.

Qualifications

• 3–5 years in apartment maintenance with supervisory responsibilities.
• EPA Certification Type I and II.
• Leadership: mentoring and developing team while ensuring compliance through regular inspections.
• Organization: coordinate with the Property Manager to meet deadlines and maintain operational excellence.
• Technical: plumbing, electrical, HVAC, and other building systems with hands-on problem-solving.
• Budget management: purchasing supplies, scheduling vendor services, and adhering to budgets.

Responsibilities

• Lead and coordinate the maintenance team to address property and apartment repairs.
• Respond promptly to service requests with courtesy.
• Maintain move-in-ready apartments to meet leasing demand.
• Assist with hiring, training, and developing maintenance staff.
• Oversee preventative maintenance programs to minimize emergencies.
• Manage the maintenance department, acting as technical expert and resource for the property team.
• Address resident service requests and perform routine property maintenance.
• Oversee the make-ready process for vacant units, including inspections and vendor coordination.
• Maintain cleanliness and aesthetic standards across grounds, buildings, amenities, and common areas.
• Inspect work by team members and external vendors for quality and compliance.
• Manage inventory of maintenance supplies and tools within budget.
• Conduct and document monthly preventative maintenance tasks.
• Lead safety initiatives, ensure OSHA compliance, and maintain safety records.
• Deliver excellent customer service by addressing resident concerns with respect and urgency.
