Emerge Living seeks a Service Manager to lead maintenance operations across our Houston-area communities. You will manage a hands-on team, ensuring timely upkeep, safety, and resident satisfaction through strong leadership and vendor coordination.

Qualifications

  • 3–5 years in apartment maintenance with supervisory responsibilities.
  • EPA Certification Type I and II required.
  • Proven mentoring ability and regulatory inspections.
  • Able to collaborate with the Property Manager to meet goals.
  • Hands-on plumbing, electrical, HVAC knowledge and problem-solving.
  • Budget guidance: purchasing, vendor scheduling, procedures.

Responsibilities

  • Lead and coordinate the maintenance team for repairs.
  • Respond to service requests promptly and professionally.
  • Maintain move-in-ready apartments to meet leasing demand.
  • Hire, train, and develop maintenance staff.
  • Oversee preventive maintenance to reduce emergencies.
  • Operate as technical expert and resource for the team.
  • Address resident service requests and routine property maintenance.
  • Oversee make-ready process for vacant units and vendor coordination.
  • Maintain cleanliness and aesthetic standards across grounds and buildings.
  • Inspect work for quality and compliance with standards.
  • Manage inventory within budget; document monthly preventive tasks.

  • Leading and coordinating the maintenance team to address property and apartment repairs.
  • Responding promptly and courteously to service requests.
  • Maintaining an adequate supply of move-in-ready apartments to meet leasing demand.
  • Assisting with hiring, training, and developing maintenance staff to enhance their technical and professional capabilities.
  • Overseeing preventative maintenance programs to minimize emergency repairs.
  • Managing the maintenance department with energy and professionalism, acting as both a technical expert and a resource for the property team.
  • Address resident service requests and perform routine property maintenance, ensuring timely and effective solutions.
  • Oversee the “make-ready” process for vacant units, including inspections, vendor coordination, and completion of maintenance tasks.
  • Maintain cleanliness and aesthetic standards across community grounds, buildings, amenities, and common areas.
  • Inspect work performed by team members and external vendors to ensure quality and compliance with standards.
  • Manage inventory of maintenance supplies and tools, working within budgetary constraints.

What You Bring: (Requirements)
  • Experience: 3-5 years in apartment maintenance, with a proven track record of supervisory responsibilities.
  • Certification: EPA Certification Type I and II.
