Job summary

Acento Real Estate Partners LLC is seeking a proactive Service Manager to oversee all maintenance operations and lead the on-site service team. You’ll be hands-on, coordinating daily tasks and ensuring high-quality work while fostering teamwork and reliability.

With 5+ years in property maintenance and supervisory experience, you’ll drive safety, scheduling, and resident satisfaction while maintaining systems across multifamily communities. Excellent leadership and communication are essential.

Qualifications

• 5+ years hands-on property maintenance experience including HVAC, electrical, carpentry, plumbing, and appliance repair.
• 5+ years supervisory experience leading maintenance teams.
• EPA/HVAC Universal Certification strongly preferred.
• Proficiency in Onesite, Excel, Outlook, and Microsoft Teams.
• Exceptional leadership, communication, and organizational skills.

Responsibilities

• Lead maintenance operations: oversee day-to-day tasks and assign work orders for timely completion.
• Team supervision: manage on-site maintenance staff and foster a professional work environment.
• Preventative & reactive maintenance: ensure HVAC, plumbing, electrical, appliances, carpentry, and painting are well-maintained.
• Compliance & safety: ensure work meets company policies and safety regulations.
• Inventory & records: track service requests, PMs, parts orders, and vendor coordination.
• Staff scheduling & hiring: manage shifts, recruit staff, and support onboarding.
• Resident satisfaction: provide excellent customer service and communicate timelines to residents.

What You’ll Be Doing:

• Lead Maintenance Operations: Oversee and coordinate day-to-day maintenance tasks, assigning work orders and ensuring timely, high-quality completion.
• Team Supervision: Manage and mentor the on-site maintenance team, fostering a positive, professional, and efficient working environment.
• Preventative & Reactive Maintenance: Ensure all building systems (HVAC, plumbing, electrical, appliances, carpentry, and painting) are well-maintained and fully operational.
• Compliance & Safety: Ensure all work is completed in accordance with company policies, safety regulations, and industry standards.
• Inventory & Records: Maintain accurate records of service requests, preventative maintenance, parts orders, and vendor coordination.
• Staff Scheduling & Hiring: Manage shift schedules, recruit new maintenance personnel as needed, and support training and onboarding efforts.
• Resident Satisfaction: Provide excellent customer service and communicate effectively with residents regarding service timelines and updates.

What You’ll Bring:

• 5+ years of hands-on experience in property maintenance including HVAC, electrical, carpentry, plumbing, and appliance repair
• 5+ years of supervisory experience leading maintenance teams
• EPA/HVAC Universal Certification strongly preferred
• Proficiency in Onesite, Excel, Outlook, and Microsoft Teams
• Exceptional leadership, communication, and organizational skills
• Professional appearance and a high level of integrity
• Strong problem-solving abilities and customer service focus
