Job summary

Capital Square Living is seeking a Service (Maintenance) Specialist to perform technical work ensuring building and common areas meet standards for safety and appearance.

You will handle work orders, diagnose issues, and prepare units for leasing while assisting with grounds maintenance and safety inspections. A collaborative, customer-focused attitude is essential in a fast-paced environment.

Responsibilities

• Complete work orders and preventative maintenance per policy.
• Diagnose causes, perform repairs following safety standards.
• Prepare vacant units for leasing and move-ins.
• Procure supplies and inspect completed work.
• Maintain grounds and amenities; pressure-wash areas as needed.
• Conduct routine property inspections for safety and risk.
• Respond to inquiries calmly and courteously.

Our property management company provides a highly competitive compensation package and employee-centric benefits.Capital Square is one of the top three securitized 1031 exchange sponsors in the U.S. In 2020, Capital Square was not only ranked as one of the fastest growing companies in the Richmond, Virginia area but also made the list for “Best Places to Work” by Virginia Business Magazine as well as their “Fantastic 50” reports in 2019 and 2020.SummaryThe Service (Maintenance) Specialist performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities and common areas of the property meet Capital Square Living’s standards for cleanliness, appearance, safety and overall functionality.Primary ResponsibilitiesCompletes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property, by diagnosing the source or cause of the defect or problemMakes repairs in accordance with established policies, procedures, safety standards and code requirementsPrepares vacant units for leasing and new move-insObtains needed supplies and materials, completes all maintenance tasks and inspects completed workAssists in maintaining the grounds, common areas and amenities by picking up trash and debrisPressure-washes walkways and pool areas, performing general cleaning and painting curbs and signage as neededAssists in conducting routine and periodic property inspections to identify safety and risk management concernsResponds courteously to questions and requests, staying calm when addressing and resolving customer problemsKeeps the property in good repair and communicates concerns about the physical needs of the property to managementKnowledge and Skills RequirementsHigh School Diploma or GED (General Education Diploma)Demonstrated ability to apply principles of logical thinking to define and correct problemsExcellent organizational skills and a customer service mindsetProficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members and other business contactsA positive, motivating and team-oriented attitudeA desire to exceed in a very competitive environmentWork HoursWill normally work a Monday-Friday schedule with rotating weekends; (hours may vary to meet the business needs of the property). On-Call hours will apply.Work LocationOnsite at designated or sister property location.
