Job summary

Capital Square Living is seeking an Assistant Service Manager to oversee maintenance tasks, assist with make-ready processes for vacant units, and ensure common areas meet high standards of cleanliness and safety at our Williamsburg property.

You will diagnose issues, manage vendor coordination, and perform routine inspections to uphold CS Living’s quality standards while delivering strong resident service and cost-conscious maintenance.

Qualifications

  • High School diploma, GED, or related experience and/or training.
  • Proficiency in customer service and interpersonal communication to interact with residents and teams.
  • Proficient in internet, word processing, spreadsheet, and database management programs to maintain records.

Responsibilities

  • Assists Service Manager with work orders from resident requests and routine upkeep.
  • Diagnoses defects or problems and completes repairs per safety standards and code requirements.
  • Oversees and completes the make-ready process for vacant units for leasing and move-ins, scheduling vendors as needed.
  • Maintains grounds, common areas, and amenities by cleaning and debris removal.
  • Conducts routine property inspections to identify safety and risk concerns and verifies work quality by contractors and vendors.

Magazine.SummaryAs an Assistant Service Manager at CS Living, you will oversee and perform technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the CS Living’s standards for cleanliness, appearance, safety, and overall functionality.Primary ResponsibilitiesAssists Service Manager in delegating work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards and code requirements Also, personally completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property, by diagnosing the source or cause of the defect or problemHelps to oversee and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move ins by completing the pre-move-out inspection, creating a list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work Personally prepares vacant units for leasing and new move-insAssists in maintaining the grounds, common areas and amenities by picking up trash and debrisWhen needed assists with Pressure-washing walkways and pool areas, performing general cleaning and painting curbs and signage as neededPartners with Service Manager to develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and CS Living standards Personally assists in conducting routine and periodic property inspections to identify safety and risk management concernPeriodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as requiredMaintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelinesCompletes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual If necessary, obtains needed supplies and materials, completes all maintenance tasks, and inspects completed workSupports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies and practicing the correct use for tools and equipmentDemonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgencyAssists in maintaining the grounds, common areas and amenities by picking up trash and debrisPressure-washes walkways and pool areas, performing general cleaning and painting curbs and signage as neededAssists in conducting routine and periodic property inspections to identify safety and risk management concernsResponds courteously to questions and requests, staying calm when addressing and resolving customer problemsKeeps the property in good repair and communicates concerns about the physical needs of the property to managementKnowledge and Skills RequirementsHigh School diploma, GED, or related experience and/or trainingTeam members must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devicesDemonstrated ability to apply principles of logical thinking to define and correct problemsProficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problemsDemonstrated proficiency in internet, word processing, spreadsheet, and database management programs to maintain records of information and develop and provide information for manager’s useAbility to operate basic office machines such as copiers, faxes, calculators, postage meters, and multi-line telephone systemsDemonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative and legal documentsWork HoursWill normally work a Monday-Friday schedule with rotating weekends; (hours may vary to meet the business needs of the property).Work LocationOnsite at our
