Job summary

World Business Lenders is seeking a seasoned appraisal professional for remote, national coverage across the United States. The role emphasizes commercial collateral valuation, rigorous review, and integration with Investment and Credit decisions.

You will evaluate appraisals, BPOs, and CMA’s, test conclusions with market data, and flag inconsistencies. A strong background in Excel, writing, and presentation is essential.

Qualifications

• Bachelor’s degree in real estate, finance, economics, business, or related field.
• 5+ years in appraisal, appraisal review, collateral valuation, underwriting, or asset management, majority on commercial collateral.
• Working knowledge of sales comparison, income, and cost approaches, and USPAP.
• Experience with distressed, foreclosed, or REO property.
• Strong Excel, writing, and presentation skills; ability to challenge unsupported conclusions.

Responsibilities

• Review appraisals, evaluations, BPOs, and CMA’s for accuracy, methodology, and USPAP compliance; return deficient reports for correction.
• Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
• Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable extraordinary conditions.
• Analyze income property: rent rolls, operating expenses, NOI, cap rates, and discounted cash flow (DCF) assumptions.
• On construction and development loans, compare budgets, draws, and completion status against as‑complete value conclusions.
• Recommend a value for each relevant premise (as‑is, as‑complete, as‑stabilized, disposition) suited to the loan’s stage.
• Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
• Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report.
