Job summary

World Business Lenders (WBL) is seeking an experienced appraisal reviewer to join its fully remote, multinational team. You will assess appraisals, CMA’s, and BPOs for accuracy, ensure USPAP compliance, and support loan decisions across U.S. markets.

The ideal candidate has 5+ years of commercial valuation experience, fluency with CoStar, MLS data, and strong Excel/writing/presentation skills. A real estate-related degree and professional credential progress are preferred.

Qualifications

• Bachelor’s degree in real estate, finance, economics, business, or a related field.
• 5+ years in appraisal, appraisal review, collateral valuation, underwriting, or asset management, the majority on commercial collateral.
• Hands-on commercial and income-property valuation or review experience; residential review experience is a plus.
• Working knowledge of the sales comparison, income, and cost approaches, and of USPAP.
• Experience with distressed, foreclosed, or REO property.
• Strong Excel, writing, and presentation skills, and the confidence to challenge unsupported conclusions.

Responsibilities

• Review appraisals, evaluations, BPOs, and CMA’s for accuracy, methodology, and compliance with USPAP and the Interagency Appraisal and Evaluation Guidelines; return deficient reports for correction.
• Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
• Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable extraordinary assumptions or hypothetical conditions.
• Analyze income property: rent rolls, operating expenses, NOI, cap rates, and discounted cash flow (DCF) assumptions.
• On construction and development loans, compare budgets, draws, and completion status against as‑complete value conclusions.
• Recommend a value for each relevant premise (as‑is, as‑complete, as‑stabilized, disposition) suited to the loan’s stage: origination, performing, default, workout, or REO.
• Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
• Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report.
