Job summary

World Business Lenders seeks a senior appraisal professional to review appraisals, CMA’s, and related reports, ensuring USPAP compliance and defensible value conclusions across commercial assets.

You will evaluate market evidence, test adjustments, and advise on origination, workout, or REO scenarios, with strong Excel, writing, and presentation skills. Fully remote work with occasional leadership off-sites.

Qualifications

• Bachelor's degree in real estate, finance, economics, business or related field
• 5+ years in appraisal, appraisal review, collateral valuation, underwriting, or asset management, majority on commercial collateral
• Knowledge of sales comparison, income and cost approaches, and USPAP
• Experience with distressed, foreclosed, or REO property
• Strong Excel, writing, and presentation skills; ability to challenge conclusions

Responsibilities

• Review appraisals, evaluations, BPOs, and CMA’s for accuracy, methodology, and USPAP compliance; return deficient reports for correction
• Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market
• Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable assumptions
• Analyze income property: rent rolls, operating expenses, NOI, cap rates, and DCF assumptions
• On construction and development loans, compare budgets, draws, and completion status against as‑complete value conclusions
• Recommend a value for each relevant premise (as‑is, as‑complete, as‑stabilized, disposition) suited to loan stage
• Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review
• Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report
