Job summary

World Business Lenders, LLC is seeking a seasoned appraisal professional to review commercial appraisals, CMA reports, and BPOs for accuracy and compliance. You will test conclusions against market data across U.S. markets and flag inconsistencies while advising on loan-stage valuations.

Ideal candidates have 5+ years in commercial valuation, strong Excel and communication skills, and familiarity with distressed/REO properties. This is a fully remote role with occasional leadership offsites.

Qualifications

• 5+ years in appraisal, review, collateral valuation, underwriting, or asset management, majority on commercial collateral.
• Hands-on commercial and income-property valuation or review; residential review a plus.
• Familiarity with sales comparison, income, and cost approaches and USPAP.
• Experience with distressed, foreclosed, or REO property.
• Strong Excel, writing, and presentation skills; confidence to challenge unsupported conclusions.

Responsibilities

• Review appraisals, evaluations, BPOs, and CMA's for accuracy, methodology, and compliance with USPAP; return deficient reports for correction.
• Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
• Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable extraordinary assumptions or hypothetical conditions.
• Analyze income property: rent rolls, operating expenses, NOI, cap rates, and discounted cash flow (DCF) assumptions.
• On construction and development loans, compare budgets, draws, and completion status against as-complete value conclusions.
• Recommend a value for each relevant premise (as-is, as-complete, as-stabilized, disposition) suited to loan stage.
• Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
• Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report.
