Job summary

World Business Lenders, LLC is seeking an experienced Appraisal Review Specialist to join our fully remote team. The role focuses on reviewing appraisals, CMAs, and related reports for accuracy and USPAP compliance across U.S. markets, including distressed and REO scenarios.

You will test valuations against market evidence and issue concise, write-ups for investment decisions. With 5+ years in commercial valuation and strong Excel/presentation skills, you will challenge conclusions and guide

Qualifications

• 5+ years in appraisal, appraisal review, collateral valuation, underwriting, or asset management, majority on commercial collateral.
• Hands-on commercial and income-property valuation or review experience; residential review is a plus.
• Familiarity with USPAP and the major valuation approaches.

Responsibilities

• Review appraisals, evaluations, BPOs, and CMAs for accuracy, methodology, and USPAP compliance; return deficient reports for correction.
• Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
• Flag weak comparables, unsupported adjustments, stale data, math errors, or unreasonable assumptions.
• Analyze income property: rent rolls, operating expenses, NOI, cap rates, and DCF assumptions.
• On construction/development loans, compare budgets, draws, and as-built value conclusions.
• Recommend a value for each relevant premise (as-is, as-complete, as-stabilized, disposition).
• Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
• Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report.
