Job summary

LVI Associates is seeking an experienced Superintendent 3 to lead field operations in Kansas City for animal healthcare and pharmaceutical construction projects.

The role emphasizes safety, scheduling, subcontractor coordination, and commissioning of complex equipment in highly regulated environments. Extensive travel and leadership of multi-trade teams are required to deliver critical life sciences facilities.

Qualifications

• 8+ years of commercial construction experience.
• 5+ years of superintendent or field leadership experience.
• Experience managing multiple trade partners and subcontractors.
• Strong understanding of construction scheduling and field operations.
• Excellent communication and leadership skills.
• Valid driver's license and ability to travel as required.

Responsibilities

• Lead and promote a strong safety culture across all project activities.
• Manage daily field operations, subcontractors, and trade coordination.
• Develop and maintain project schedules and sequencing plans.
• Coordinate equipment procurement, delivery, rigging, installation, and commissioning activities.
• Oversee quality control, inspections, and project documentation.
• Conduct daily planning meetings, subcontractor meetings, and owner meetings.
• Manage site logistics, manpower planning, and workflow coordination.
• Partner with project management to identify and resolve schedule, budget, and operational challenges.
• Support constructability reviews and preconstruction planning efforts.
• Collaborate with equipment vendors, engineers, and specialty contractors to ensure successful installation and startup activities.
• Drive project closeout activities, punch lists, and turnover processes.
