Job summary

Percheron LLC in Rhode Island seeks a Sr. Right of Way Agent to manage negotiations, title work, permitting, and land acquisitions for construction projects. You will work with clients to ensure compliance, prepare detailed reports, and coordinate field and office activities.

The role requires strong communication, two+ years in ROW, and the ability to work autonomously while collaborating with the team under supervision. Some field work and tight deadlines are expected.

Qualifications

• Must have at least two years of experience in the Right of Way industry.
• Excellent working knowledge of applicable laws, rules and regulations in Right of Way, and related policies.
• Knowledge of settlement instruments and contract terms.
• Strong knowledge of property valuation, survey drawings, and alignment sheets.

Responsibilities

• Research, negotiate, and elect to purchase short- and long-term land leases and rights of way for construction.
• Identify land ownership interests and permit requirements; acquire permits as directed.
• Oversee title transfers, deeds, mortgage concerns, zoning, and related legal issues.
• Prepare daily activity and special reports on complex negotiations for easements and permit acquisitions.
• Conduct due diligence to ensure accuracy of land rights and identify deficiencies.
• Serve as liaison with landowners on ownership, easement rights, damage claims, and access issues.
• Review third-party development plans and right of way records for conflicts.
• Maintain up-to-date status with supervisors to ensure client procedures are followed.
