Job summary

Percheron LLC seeks a Senior Right of Way Agent to oversee a range of duties including researching land ownership, negotiating land rights, and coordinating permits for construction projects. The role requires hands-on field work, strong legal and contractual knowledge, and the ability to liaison with landowners and government entities.

Qualifications

• Minimum three years of experience in the Right of Way industry.
• Excellent knowledge of laws, rules, regulations, right of way policies, procedures, terminology, and right of way/real property acquisition policies and procedures.
• Knowledge of settlement instruments and contract terms.
• Very knowledgeable about property valuation, survey drawings, and alignments sheets.
• Good understanding of various land-related contracts and agreements for construction, operation, and maintenance of existing and new facilities.

Responsibilities

• Researches, negotiates and elects to purchase short- and long-term land leases and Right of way for construction.
• Searches for and determines land ownership interests and identifies owners.
• Oversees land-related legal issues including transfers of titles and deeds, mortgage concerns, and zoning.
• Prepares daily activity reports and reports related to negotiations for easements, damages, and permit acquisitions.
• Performs due diligence to ensure accuracy of land rights and identifies deficiencies requiring remedial action.
• Acts as liaison with landowners/tenants on ownership, easement rights, damage claims, and access issues.
• Reviews third-party development plans and ROW records to determine conflicts.
• Maintains up-to-date status with upper-level ROW agents or PMs to ensure timely completion.
