MMS Group seeks an experienced Maintenance Superintendent for a 150-unit property in Peoria, IL. Responsible for resident service, preventative maintenance, inspections, and repairs including plumbing, electrical, and carpentry. Requires strong supervisory and safety knowledge.

Associate duties include coordinating with the office, keeping records, and ensuring compliance with codes and standards. A valid license and trade skills are essential for solid, hands-on leadership.

Qualificações

• Five+ years of residential multifamily property management/apartment maintenance.
• High School Diploma or equivalent required.
• Plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers knowledge.

Responsabilidades

• Work Orders: Efficiently complete all daily work orders.
• Communication: Inform supervisor of delays in completing a work order.
• Regular Maintenance: Troubleshoot issues in electrical, plumbing, appliances, and carpentry.
• Apartment Inspections: Assist property manager in scheduling annual inspections and move-in/move-out checks.
• Unit Turnover: Ensure turnover repairs and services are completed on schedule.
• Preventative Maintenance: Maintain records for preventive maintenance and related contracts.
• Building Codes: Stay current on applicable building codes and safety standards.
• Trash: Maintain trash areas.
• OSHA: Knowledge of water and gas meter cut-offs and safe practices.
• Emergency Response: Respond to after-hours emergencies per policy.
• Snow Removal: Assist in snow clearing.
• Additional Duties: Perform other duties as needed.
