Job summary

American Homes 4 Rent, L.P. is seeking a Market Construction Manager Rehab to lead rehabilitation efforts for the assigned portfolio. You will direct a team of Construction Managers, ensure rehab guidelines are followed, and keep projects within budget and schedule.

You will evaluate bids, manage vendors, and escalate at job sites as needed. The role requires a strong background in construction management, leadership, and collaboration with city inspectors and stakeholders.

Qualifications

• Bachelor’s degree in Construction Management, Building Science, Civil Engineering, Business Management, or a related field preferred.
• Strong leadership and communication skills with budgeting and financial analysis experience.
• Experience with rehab of single-family homes in a corporate environment is preferred.
• Proven ability to manage teams and coordinate with vendors, inspectors, and stakeholders.
• Proficient in MS Office and real estate tools such as MLS and CRM systems.

Responsibilities

• Evaluate rehab scopes, review vendor bids, and participate in negotiations.
• Oversee home rehabilitation through all phases within budget and standards.
• Determine rehab/design strategies, set schedules, monitor costs against estimates.
• Conduct quality assurance inspections and document findings.
• Interact daily with stakeholders, contractors, and inspectors to ensure efficiency.
• Prepare monthly/quarterly/yearly reports to evaluate market performance and adjust processes.
• Coordinate with Construction and Property Management to identify opportunities and address challenges.
