Job summary

Mapletree is seeking a Senior Regional Construction Manager based in Chicago to lead a team of construction coordinators and drive capital projects across a portfolio of assets. The role partners with Asset Management, Finance, and Procurement to ensure timely delivery of TI, Make Ready and CapEx initiatives, while maintaining landlord/tenant obligations.

The ideal candidate has 10+ years in project/construction management and leadership, with strong knowledge of building systems and experience

Qualifications

• Bachelor’s degree in Construction Management, Engineering or related field.
• 10+ years of project/construction management experience.
• 10+ years of leadership experience.
• Strong knowledge of building systems.
• Experience with TI, Make Ready and CapEx projects and procurement.

Responsibilities

• Lead, mentor, and develop a team of five (5) Construction Coordinators.
• Establish performance expectations and conduct evaluations.
• Serve as escalation point for complex issues.
• Oversee all phases of TI, Make Ready, and Building Improvement CapEx projects.
• Ensure delivery of landlord and tenant obligations.
• Develop, approve and manage Scopes of Work.
• Manage schedules, budgets, approvals and closeouts.
• Recommend solutions for unbudgeted capital needs.
• Partner on capital planning, budgeting, and forecasting.
• Provide pricing for lease deals.
• Monitor TI allowances and usage.
• Drive cost savings and value engineering.
• Oversee vendor procurement and contracts.
• Ensure compliance and performance standards.
• Complete annual inspections and maintain system inventories.
• Support acquisitions and dispositions.
• Ensure regulatory and policy compliance.
• Lead ESG tracking and reporting.
• Maintain safety standards.
• Deliver monthly reporting and KPIs.
• Collaborate with internal stakeholders.
