Job summary

Anduril Industries is seeking a senior Execution & Portfolio Management Lead for its strategic real estate portfolio. You will drive LOI and lease negotiations across office, R&D, and industrial spaces, while managing renewals, expansions, and landlord relationships.

You’ll report to the Director of Strategic Real Estate and guide term decisions with cross-functional teams. The role emphasizes strategic negotiation rather than administration, with room to grow as the portfolio expands.

Qualifications

• Bachelor's degree in Real Estate, Finance, Business Administration, Urban Planning, or related field.
• 7+ years of experience in corporate real estate transactions, tenant or landlord representation, or real estate development or asset management.
• Proven record leading office and industrial lease negotiations from LOI through execution, including renewals and expansions.
• Detailed knowledge of commercial lease terms, including TI allowances, renewal and expansion options, ROFO/ROFR, termination rights, operating expense provisions, restoration, and holdover.
• Strong financial analysis of lease options, including net effective rent and NPV comparisons, in Excel.
• Experience working with legal counsel on lease drafting and with brokers on market strategy.
• Ability to travel up to 25% for site visits and landlord meetings.
• U.S. citizenship required; eligibility for security clearance preferred.

Responsibilities

• Lead LOI and lease negotiations for new sites, renewals, expansions, and amendments across office, R&D, and industrial/manufacturing space.
• Standardize how Anduril leases space by building template LOIs and lease forms with approved fallbacks.
• Manage a portion of the existing portfolio including renewals, expansions, contractions, and terminations.
• Own landlord relationships for your sites and resolve issues as they arise.
• Serve as the main real estate contact for division stakeholders and align renewal decisions with space needs.
• Track expirations, option dates, termination rights, and other portfolio events to preserve leverage.
• Collaborate with planning to align lease decisions with demand forecasts.
• Hand deals to Design & Construction for delivery and stay involved for build-impact terms.
• Report portfolio status and present recommendations to leadership.
