Qualifications

• Bachelor's degree in Real Estate, Finance, Business Administration, Urban Planning, or related field.
• 7+ years of experience in corporate real estate transactions or related roles.
• Proven record leading LOI to lease execution across office, R&D, and industrial spaces.
• Strong knowledge of TI allowances, renewal/expansion options, ROFO/ROFR, termination rights, operating expense provisions.
• Advanced financial analysis of lease options, including net effective rent and NPV in Excel.
• Ability to travel up to 25% for site visits.
• U.S. citizenship; security clearance eligible.

Responsibilities

• Lead LOI and lease negotiations for new sites, renewals, expansions, and amendments.
• Standardize lease templates and define standard positions and fallbacks.
• Manage renewals and expansions and advise decisions before dates.
• Maintain landlord relationships and be the main real estate contact.
• Track expirations, options, and portfolio events to preserve leverage.
• Coordinate with planning to align leases with demand forecast.
• Handover signed deals to Design & Construction and monitor build impact.
• Report portfolio status and present leadership recommendations.
