Job summary

Colliers International seeks a Manager, Financial Analytics to lead sophisticated financial models supporting national leasing decisions. You will balance hands-on modeling with team development and cross-functional collaboration with brokers, account leaders, and transaction teams.

The role emphasizes cash flow, NPV/IRR analysis, occupancy costs, and GAAP impacts across asset types, with future team leadership in view. Remote USA with strong Excel and analytics demand.

Qualifications

• 8+ years of real estate transaction modeling in a complex environment.
• Bachelor's degree required; concentration in Finance, Real Estate, Economics, Accounting, or related field. MBA or other relevant advanced degree preferred.
• Experience working closely with tenant representation brokerage teams needed. Landlord representation is preferred.
• Prior experience managing, mentoring, or developing financial professionals preferred.
• Advanced expertise in Microsoft Excel, including development of sophisticated and dynamic financial models.
• Strong understanding of cash flow analysis, lease analysis, occupancy cost analysis, and real estate financial structures.
• Experience with cash versus GAAP accounting analyses.
• Familiarity with ProCalc or Argus is preferred.
• Strong analytical, quantitative, and problem-solving capabilities.
• Proven ability to operate effectively as a player-coach, balancing individual contribution with team leadership.
• Strong verbal, written, and presentation skills with executive-level communication capability.

Responsibilities

• Act as the financial analytics leader guiding multi-market occupier and broker client engagements.
• Participate in onboarding and transition initiatives for leasing accounts.
• Design and develop customized financial models aligned with client decisions and KPIs.
• Translate client objectives into scalable analytics solutions.
• Establish standardized methodologies while accommodating client requirements.
• Collaborate with leadership and transaction teams to implement financial frameworks.
• Build and maintain complex models evaluating real estate alternatives.
• Analyze occupancy costs, lease structures, cash flows, and capex for transaction recommendations.
• Conduct cash vs GAAP analyses and evaluate alternate transaction structures.
• Refine modeling tools and analytics continuously.
• Lead financial analysis for tenant representation and occupier transactions.
• Deliver actionable insights to support occupancy strategy and portfolio optimization.
• Own development and governance of financial modeling tools.
• Support technology solutions to enhance analytics and reporting.
