Job summary

Middleburg Communities is seeking a Development Manager for our Richmond, VA office to coordinate acquisitions, entitlements, financial analysis, capital markets, asset and property management, development and construction activities.

The role requires strong business acumen, a deep understanding of the real estate development process, and the ability to collaborate across teams while remaining calm under pressure. This full-time, in-person position reports to the Richmond Development Partner.

Qualifications

• 2–7+ years’ experience in real estate development or related fields.
• Experience leading or contributing to deals averaging $30M+.
• Ability to multi-task and communicate with stakeholders at all levels.

Responsibilities

• Supports daily activities of multifamily projects from development, design, and permitting leading up to construction commencement.
• Assists with site analysis and evaluates overall feasibility for sites sourced directly and by Middleburg’s land acquisition team.
• Assists in creation of final development programs and project underwriting to maximize economic feasibility.
• Coordinates with consultants to ensure programming meets development guidelines and manages land development approval timelines.
• Prepares and updates preliminary construction estimates and development budgets from due diligence to construction loan closing.
• Coordinates with Investment team in underwriting and capital origination efforts.
• Supports all land due diligence activities and coordinates with consultants on reports.
• Assists in oversight of architect of record and engineers and coordinates design changes.
• Communicates with 3rd party design consultants across disciplines.
• Collaborates with Middleburg Construction on plan review, cost analysis, and value engineering.
• Assists with deal zoning and permitting activities and preconstruction tasks.
• Participates in construction meetings, reviews submittals, and approves change orders.
