Billingsley-Company is seeking an experienced Service Manager to oversee maintenance and service operations at a Class A property. The role focuses on budgeting, capital improvements, and ensuring high-quality, efficient operations.

You will manage budgets, contracts, and staff while maintaining regulatory compliance and exceptional tenant satisfaction. A strong background in multifamily maintenance leadership is required, with on-call availability for emergencies.

Qualifications

• Proven expertise in financial and operational management within the property service sector.
• Strong knowledge of fiscal management, business analysis, and strategic planning.
• Excellent leadership skills with staff development focus.
• Advanced understanding of Fair Housing laws and regulatory requirements.

Responsibilities

• Collaborate with Portfolio Manager to monitor Turnover, Capex Funds, and Repair & Maintenance Budgets.
• Assist in development and management of service budget.
• Negotiate and manage service contracts with vendors and contractors.
• Conduct comprehensive inspections across turnovers, pools, landscaping, and amenities.
• Implement and oversee preventive maintenance programs and timely repairs.
• Develop and maintain emergency action plans for the property.
• Hire, train, and manage maintenance staff; evaluate performance.
