Job summary

Aeon is seeking a Senior-level Property Manager to lead The Rose, The Wellstone, The Jourdain and Pine Cliff in South Minneapolis, collectively South Quarter. You will drive day-to-day operations, coach onsite teams, and apply deep affordable housing knowledge to optimize finances and occupancy.

The role reports to the Portfolio Director and requires experience managing ~200 units, building strong onsite teams, and ensuring compliance across Tax Credit and Section 8 programs.

Qualifications

• 3+ years of multifamily property management experience with multi-site operations.
• Experience with Tax Credit and/or Section 8 affordable housing programs.
• Proven ability to manage ~200 units and lead a team of at least three staff.
• Strong financial analysis, budgeting, forecasting, and budget adherence.
• Experience engaging with residents and supporting housing stability and inclusion.

Responsibilities

• Lead, coach, and develop onsite staff with training, mentoring, and performance reviews.
• Develop and manage annual operating budgets and monitor expenses.
• Oversee maintenance teams, inspections, and vendor performance.
• Direct leasing, marketing strategies, and occupancy goals.
• Lead affordable housing compliance including certifications and document review.
• Foster resident relations and culturally responsive service across Aeon's portfolio.
