Job summary

Aeon, a nonprofit affordable housing developer and manager in the Twin Cities, seeks a Property Manager for The Adams and The Roselle in Downtown Minneapolis. You will oversee daily operations, leasing, compliance, finance, and staff leadership to deliver exceptional resident experiences across 142 units.

Responsibilities include budget monitoring, capital planning support, on-site supervision, and ensuring properties meet regulatory and Aeon standards.

Qualifications

• Experience in an Assistant Property Manager or Property Manager role with knowledge of daily residential operations.
• Experience with affordable housing programs (Section 8, Tax Credit) is strongly preferred.
• Ability to manage budgets, expenses, and financial reporting.
• Ability to train and guide onsite staff and provide performance feedback.

Responsibilities

• Lead, motivate, and direct onsite team with day-to-day direction and coaching.
• Assist in annual operating budgets and monitor financial performance vs budget.
• Oversee maintenance, cleaning, and vendor work to ensure quality and safety.
• Manage leasing, marketing, waitlists, applications, move-ins, renewals, and records.
• Ensure affordable housing compliance and complete certifications/recertifications.
• Provide excellent customer service and build resident relationships.
• Maintain organized property files, reporting, and regulatory compliance.
