Job summary

Aeon in Minneapolis seeks a Property Manager to lead daily operations of The Adams and The Roselle, 142 affordable apartment homes in Downtown Minneapolis. You will oversee leasing, resident services, compliance with affordable housing programs, and financial performance while guiding onsite staff.

This hands-on role reports to the Portfolio Director, requiring organization, decisiveness, and the ability to balance resident needs with operational priorities.

Qualifications

• Experience in an Assistant Property Manager, Property Manager, or similar role.
• Affordable housing experience (Section 8, Tax Credit, or regulated housing) preferred.
• Basic understanding of budgets, expenses, receivables, and financial reporting.
• Experience providing day-to-day guidance, training, or support to onsite teams is preferred.
• Strong organizational, communication, and customer service skills; ability to manage competing priorities.

Responsibilities

• Oversee leasing processes: showings, applications, move-ins to meet occupancy goals.
• Ensure Fair Housing compliance and Aeon standards across properties.
• Direct maintenance, inspections, and vendor management; review invoices.
• Prepare annual budgets and monitor financial performance; report variances.
• Lead onsite team with coaching, performance reviews, and staff development.
