Job summary

Aeon in Minneapolis seeks a Portfolio Director to steer a multi-site affordable housing portfolio. You will oversee property operations, financial performance, and talent development across sites while partnering with Asset Management, Compliance, Maintenance, and Resident Services to deliver exceptional resident experiences.

The role requires strategic leadership, inclusive practice, and coaching of Property Managers to drive NOI, ensure compliance, and strengthen community partnerships.

Qualifications

• Minimum of 5 years leading property management teams in senior capacity.
• Experience managing multiple properties and portfolios of 400+ apartment homes.
• Strong understanding of affordable housing operations and regulations (LIHTC, Section 8, HOME).

Responsibilities

• Lead, coach, and develop Property Managers and onsite teams across a portfolio of properties.
• Provide strategic oversight for portfolio operations and performance, including occupancy, compliance, and resident satisfaction.
• Develop and monitor budgets, forecasts, and long-term plans; improve NOI and asset performance.
• Build authentic relationships with residents, partners, vendors, and community organizations.
• Collaborate across Asset Management, Compliance, Maintenance, Resident Services, Finance, and Development to address challenges.
• Model inclusive leadership and accountability across the portfolio.
